I aim to capture your home in the highest quality, leaving potential buyers amazed and enticing offers. To ensure a seamless and secure photoshoot, I have created a preparatory checklist for you to complete before your scheduled session.
Twilight (dawn or dusk)
Twilight shoot is changing due to the small-time frame available to take the shots necessary. Within 15-20min all necessary images are taken. No time for last minute decluttering and cleanup. The better property is prepared, the better the final image will be.
No pets or people.
Please ensure that no person or pet is visible through the house windows or is walking around on the inside or outside the house at any time. This is very important. It is almost impossible to correct this in post.
Turn ON all interior and exterior lights.
All rooms with Exterior windows have to have all lights on. Please replace any burned out light bulbs at least 24hrs before the photoshoot.
Clear Windows.
Make sure all windows have blinds/curtains/shades up (open) and not blocking the view.
TV/Computer screens OFF.
Changing images and color cast from the screens will have a potential to ruin portions of the final image.
Irrigation OFF.
Unexpected irrigation sprinklers will cancel the shoot, by changing how some surfaces look and obstructing the view with water sprays.
Turn ON spas and remove covers
Turn ON pool/spa lights.
Make sure they are not changing automatically.
Turn ON water features.
The image will benefit from running Fountains, Waterfalls and other similar features.
Cleanup, furniture covers, umbrellas, lawn etc.
Welcoming mood created when everything looks ready and not used. Open up umbrellas if any, arrange the furniture and remove covers, take care of the lawn. Minute details, seemingly not important, can make or break the image.
Park cars in the garage and close the doors.
Driveways should stay empty, along with the street in front of the house (when possible). Please keep vehicles and boat trailers hidden.
